Its only an estimate based on alexa rank, pagerank, pageviews and backlinks, so its very limited. The actual cost depends many more factors, including content, type of site, profit, etc.
Warez and torrent sites are not worth as much as other site.
Thepiratebay was sold for just a few million, where as other sites with their same stats could easily be sold for about $20 to $50 million.
Also, the Ad revenue is also a max. estimate of the potential profit the site can have. Once again, Warez sites usually rank rank low in this category as well.
