How is the networth of a site estimated

I have some general questions about Web hosting.

1) There are sites such as http://www.websiteoutlook.com/ that can estimate the networth and daily revenues of a site. For example, wjunction is estimated at USD 681155.7 according to websiteoutlook. I was wondering are these estimates correct and how are they calculated? I mean do these estimates have any significance at all.

and no websiteoutlook will not tell you the real price of a site so dont get excited

woah my site is worth $29k but there traffic estimate is pretty close to the actual amount

These things are never reliable, but I wish they were. Having proved a site is worth $512,489.2, you still need to find someone to buy it.
