There are many site that calculate estimate website worth....So who is the best?
And how much that estimated price from that site can influence in some negotiation with potential buyer?
Is that price that site calculate have any meaning or we should stick to this rule - Website Worth = How much is someone ready to pay you!

My theory is basically to start the bidding/offers at 10x it's average monthly revenue (for the past 3-6 months)...Tack on a little more depending on content/traffic/things included like social media accounts..etc. and come up with a BIN.

There is no influence, D4rk is right. I never see real prices from those services...

Yes, as a rule it's true from both sides. Price maybe very low and very high... It depends on the site. And it will be a real price.

There is no any perfect site in my opinion to denote the actual rank of a site whether it is Page Rank, Alexa rank or other rank. The tools have their own algorithms or programs to check the rank without human brain.
