Most, if not all, members on here know that Ultima has scammed a fair few users. What's the guarantee that he won't scam the final buyer of his site, WS? Yes, I know he's intending to use Sedo/Escrow, but considering his history, I don't find Sedo/Escrow to be assuring enough.
