How to properly price your site worth?

We all would like to sell our sites for 100k each but in reality they are not worth that much. So in order to price a site right, how do you appraise it?

As an example:

Daily unique visitors: 5000
Visitors mostly from: USA
Niche: Warez
Age: 4 months
Revenue: 8-10$/daily

How much would you ask for such a site?

it depend on the nich , and the person who wan the site. your site normally will be range of 1200 ~500

There's no magic formula on pricing your website. The real worth is based on many factors such as your website's traffic, revenue, competitors, niches,...and the market you're joining. However the most factor I see that is depend on your customer need. If you find a right customer then you can flip it with very high price, or you need to wait and in some cases it's not worth at all.
