SEO is on point. I also uploaded tons of porn videos with watermark all around the internet.
So visitors come from various sources: organic searches, direct, social network (tumblr, reddit, twitter, sex.com...) and of cource daily return visitor.
Site structure: I use a SEO friendly, simple and clean looking theme. Titles, Descriptions and thumbnails were selective very careful.
Revenue: All my hard work has paid off. The revenue is between $600-900/month. I changed the ad networks a lot to test which is the best and I did not use all of available ad spots, try not to annoy the audience. They keep going back.

The first rule of porn industry is consistency. I often update my porn list. Just go to torrent sites and download the lastest videos and reup to Openload.
Every video I earn me $2 - $30 from Openload only. My most views video has 22000 views now (27 may) => earn me $40-$80 (rate range 1.8 - 3.5/1000)
Why do I want to sell this?
I don't. I put a lot of effort into my site in the past. My site now has natural traffic flow and easy to monetize it. But family members aren't happy with the fact that I'm running an adult website.
What is the BIN price?
I would like to transfer my site to someone who is willing to pay $1800. I think 2-3 month current revenue is worth it. The site still has room to make much more money but it depends on the new owner.
